The operator provides an accommodation service to the customer who books accommodation in the operator's accommodation facility.

A customer is a person who reserves accommodation in the operator's accommodation facility.
The description of the accommodation units of the accommodation facility is given in the reservation system.
The price for accommodation services is calculated by the reservation system according to the type of accommodation, the number of reserved accommodation units, the number of guests, the length and date of the reservation.
1. Reservation, payment conditions and cancellation conditions
On the basis of the order (electronic via online reservation or by email or telephone), the accommodation provider reserves the requested free date for the customer for a maximum of 3 days. During this time, unless otherwise agreed, a deposit (proportionate part of the accommodation price) must be paid. Instructions for payment by bank transfer will be sent or sent or communicated to the customer after the reservation has been made. By paying the price, the customer confirms that he has familiarized himself with the services provided, the price for accommodation and these payment and accommodation conditions, which are an integral part of the contractual relationship between the accommodation provider and the customer. If the reservation deposit is not paid, the reservation will be canceled after 3 days. After paying the deposit, the customer will receive a binding confirmation of the reservation. The customer has the right to withdraw from the reservation at any time before the start of the stay, without giving a reason. However, we reserve the right to announce this fact at least 30 days before the start of the stay. In this case, the customer is entitled to a refund of 100% of the price paid. If the customer does not notify the accommodation provider of the cancellation of the reservation within 30 days before arrival, the customer is obliged to pay the following cancellation fees to the accommodation provider:
29 - 22 days before arrival = 30% of the total price
21 - 15 days before arrival = 50% of the total price
14 - 0 days before arrival = 100% of the total price

2. Accommodation conditions
The host can accommodate a customer who can prove himself with a valid passport, identity card or other identity document. In special cases, the accommodation provider can offer the customer different accommodation than the agreed one, if it does not differ significantly from the confirmed order. The accommodation provider is obliged to accommodate the customer on the basis of the ordered and confirmed accommodation, from 2 pm on the day of boarding (arrival). We ask customers to specify the time of arrival.
Instructions on how to check in will be sent to the customer, either by personally handing over the keys and providing information about the accommodation, or they will be told where to pick up the keys (safety deposit box) and check in independently.
The guest is fully responsible for any damage caused to the property of the accommodation facility. If the keys are lost, the guest pays the damage caused to the accommodation provider in the amount of CZK 1,000.
Accommodation is only allowed for the number of people that will be agreed in advance. This also applies to land that belongs to the building. If a larger number of people will be accommodated in the building or on the land belonging to the building, the accommodation provider has the right to terminate the stay immediately and without compensation.
During the use of the apartment and its components, it is necessary to observe the following principles:
do not move furniture or its parts in the apartment or out of the building
interventions must not be carried out in the electrical or any other installation.
it is not allowed to use your own heating appliances
accommodation with pets only by prior arrangement. In the case of accommodation with pets, the customer must prevent the animal from entering the bed and seating furniture. The animal must not be left alone in a room without supervision. The animal must not disturb other guests with its expressions. The customer must ensure that the animal does not damage the property of the accommodation facility. The customer is fully responsible for damage caused by the animal.
when leaving the apartment or building, turn off the lights, close the windows, make sure that the water taps are closed and that both the apartments themselves and the entrance doors to the building are locked at night
the customer is obliged to behave in the apartment and in other parts of the building in such a way as not to cause a fire
smoking is prohibited in the apartments and in the entire building (if smoking is detected, you will be charged CZK 3,000), smoking is only allowed in designated areas (outdoor areas)
save water and energy
properly take care of entrusted property
observe night silence from 10.00 p.m. to 07.00 a.m
maintain order, collect garbage in the designated place
parking only in a reserved place in front of the building
On the day of departure, the customer is obliged to vacate and leave the room by 10:00 a.m. and hand over the keys in a pre-agreed manner (hand over personally to the operator, put back in the safe deposit box).
The customer is fully responsible for damages to the used apartment, building, its equipment and facilities caused by him or other persons involved. The customer is obliged to report and pay for any damage caused to the accommodation provider (on the day of departure at the latest).

These terms and conditions are valid and effective from 1/26/2020.
The relations between the customer and the accommodation provider are governed by the provisions of these cancellation conditions.
The cancellation conditions apply only to confirmed orders (e-mail, letter, fax).
Cancellation of the stay order can only be done by the accommodation provider and the customer in writing (e-mail, letter, fax).
These terms and conditions continue even after the termination of the accommodation contract between the accommodation provider and the customer.
Out-of-court settlement of consumer disputes is the responsibility of the Czech Trade Inspection, with registered office at Štěpánská 567/15, 120 00 Prague 2, https://adr.coi.cz/cs. The online dispute resolution platform located at http://ec.europa.eu/consumers/odr can be used to resolve disputes between the customer and the Service provider.
Cancellation terms
The cancellation conditions apply to the cancellation of a reservation of accommodation services made between the customer of the accommodation services and the accommodation provider (apartment operator).
The cancellation fee is calculated from the total amount of the order.
The cancellation fee represents compensation for damage caused by the accommodation provider.
In case of cancellation of a stay for which payment has already been made and according to the cancellation conditions, the amount of the price paid is higher than the cancellation fee, the accommodation provider is obliged to return to the customer the amount exceeding the cancellation fee.
In case of early termination or interruption of the stay without fault of the accommodation provider, the accommodation provider is not obliged to return the paid price of the stay to the client or its proportional part.
Cancellation conditions applicable to the cancellation of the accommodation reservation by the guest:
The accommodation provider undertakes not to charge cancellation fees in case of cancellation of the reservation within 30 days before the announced arrival.
If the reservation is canceled 29 - 22 days before arrival, 30% of the total price of the stay will be charged as a cancellation fee.
If the reservation is canceled 21 - 15 days before arrival, 50% of the total price of the stay will be charged as a cancellation fee.
If the reservation is canceled 14 - 1 day before arrival, 100% of the total price of the stay will be charged as a cancellation fee.
If the reservation is canceled on the day of arrival, 100% of the total price of the stay will be charged as a cancellation fee.
In the case of shortening the length of stay, the same cancellation policies apply as in case of cancellation of the stay.
The cancellation fee is a contractual penalty.
In case of cancellation due to unavoidable events (death in the family, hospitalization of the customer or a member of his family, serious illness, natural disaster), no cancellation fee is charged. The customer is obliged to document the above-mentioned facts with a written document to the accommodation provider within 3 days of their occurrence at the latest.
In case of cancellation for other serious reasons, a change of date is possible by mutual agreement.
These cancellation conditions are valid for individual guests as well as for group bookings.
Cancellation conditions by the accommodation provider:
The host is entitled to cancel against the customer at any time. If the accommodation provider cancels more than 5 days before the agreed start of the stay, the other party does not have the right to compensation for the damage or any additional costs incurred in connection with the alternative accommodation of these persons.
The fact that the accommodation provider cancels against the client more than 6 days (inclusive) before the agreed start of the stay is also considered a circumstance excluding the responsibility of the accommodation provider for damage caused to the customer.
