The operator provides accommodation service to the customer who books accommodation in the accommodation facility of the operator.

The customer is the person who books accommodation in the accommodation facility of the operator.
The description of the accommodation units of the accommodation facility is given in the reservation system.
The price for accommodation services is calculated by the reservation system according to the type of accommodation, number of reserved accommodation units, number of guests, length and date of reservation.
1. Reservation, payment and cancellation conditions
On the basis of an order (electronically via on-line booking or by email or phone), the accommodation provider reserves the requested free term for the customer for a maximum of 3 days. During this period, unless otherwise agreed, a deposit (a pro-rata part of the accommodation price) must be paid. Instructions for payment by bank transfer will be sent or communicated to the customer after the booking has been made. By paying the price, the customer confirms that he/she is familiar with the services provided, the price for accommodation and these payment and accommodation conditions, which are an integral part of the contractual relationship between the accommodation provider and the customer. Without payment of the reservation deposit, if applicable, the reservation will be cancelled after 3 days. Upon payment of the deposit, the customer will receive a binding confirmation of the reservation. The customer has the right to cancel the reservation at any time before the start of the stay, without giving any reason. However, we reserve the right to notify this at least 30 days before the start of the stay. In this case, the customer is entitled to a 100% refund of the price paid. If the customer fails to notify the accommodation provider of the cancellation by the 30th day prior to arrival, the customer is liable to pay the following cancellation charges to the accommodation provider:
29 - 22 days before arrival = 30% of the total price.
21 - 15 days before arrival = 50% of the total price
14 - 0 days before arrival = 100% of the total price

2. Accommodation conditions
The accommodation provider can accommodate a customer who presents a valid passport, ID card or other proof of identity. In special cases, the accommodation provider may offer the customer accommodation other than the agreed accommodation, provided that it does not differ substantially from the confirmed order. The accommodation provider is obliged to accommodate the customer on the basis of the ordered and confirmed accommodation from 2 pm on the day of arrival. Customers are kindly requested to specify the arrival time.
The customer will be sent instructions on how to check in, either by handing over the keys and information on the accommodation, or will be given information on where to collect the keys (safe deposit box) and check in separately.
The guest is fully responsible for any damage caused to the property of the accommodation. If the keys are lost, the guest will pay the damage caused to the accommodation provider in the amount of CZK 1,000.
Accommodation is only allowed for a number of persons to be arranged in advance.
The cancellation policy applies to cancellations made between the accommodation customer and the accommodation provider (apartment operator).
The cancellation fee is calculated on the total amount of the booking.
The cancellation fee represents compensation for damages caused to the accommodation provider.
In the event of cancellation of a stay for which payment has already been made and according to the cancellation conditions the amount of the price paid is higher than the cancellation fee, the accommodation provider is obliged to refund the amount exceeding the cancellation fee to the client.
In the event of early termination or interruption of the stay without the fault of the accommodation provider, the accommodation provider is not obliged to refund the paid price of the stay or its proportional part to the client.
Cancellation conditions applicable to cancellation of the accommodation reservation by the guest:
The accommodation provider undertakes not to charge cancellation fees in the event of cancellation within 30 days prior to the announced arrival.
Cancellations made 29 - 22 days prior to arrival will be charged 30% of the total price of the stay as a cancellation fee.
If cancelled 21 - 15 days prior to arrival, 50% of the total price will be charged as cancellation fee.
If cancelled 14 - 1 day prior to arrival, 100% of the total price will be charged as cancellation fee.
If cancelled on the day of arrival, 100% of the total price will be charged as cancellation fee.
If the length of stay is shortened, the same cancellation fees apply as for cancellations.
The cancellation fee is a penalty.
In case of cancellation due to unavoidable events (death in the family, hospitalization of the customer or a member of his/her family, serious illness, natural disaster), no cancellation fee will be charged. The customer is obliged to provide the accommodation provider with written proof of the above-mentioned events within 3 days of their occurrence.
In case of cancellation due to other serious reasons, a change of date is possible by mutual agreement.
These cancellation conditions are valid for individual guests as well as for group bookings.
Cancellation conditions by the accommodation provider:
The accommodation provider is entitled to apply cancellation policy to the client at any time. If the cancellation is made by the accommodation provider more than 5 days before the agreed start of the stay, the other party is not entitled to compensation for any damages or additional costs incurred in connection with the replacement accommodation.
The fact that the accommodation provider cancels more than 6 days (inclusive) before the agreed start of the stay shall also be considered a circumstance excluding the accommodation provider's liability for damage to the client.
