These terms and conditions govern the contractual relationship between the accommodation provider and the customer who books a stay through the reservation system or another communication channel.

The customer books accommodation by selecting the date, number of guests, and type of accommodation in the reservation system.
The system automatically calculates the total price and the deposit based on the selected parameters.
The reservation becomes binding once it is confirmed by the provider.
The customer is required to pay the deposit to the provider’s bank account within 3 days, based on the issued invoice.
If the deposit is not paid within 3 days, the provider reserves the right to release the reserved dates.
If the full price of the stay was not paid in advance, the customer must pay the remaining balance no later than 3 days before arrival, via bank transfer to the provider’s account.
Payment details are included in the issued invoice.
Cancellation terms are described in a separate document available to the customer at the time of booking or upon request.
Upon arrival, a refundable deposit of €200 is required. The deposit will be refunded in full after the stay if no damage is found to the property of the provider.
Local accommodation tax: €1 / person / night – added to the total price.
Cleaning fee:
Stays of 3 or more nights: cleaning is included.
Stays of 2 nights: one-time fee of €60.
Pet fee: €10 / night / pet – dogs and cats are allowed with prior agreement.
Firewood and charcoal: €15 / stay – optional service for grilling and fire use.
Guests are required to follow the house rules, available at the accommodation and in the online guest guide.
The customer is responsible for any damage to the equipment or furnishings caused during the stay.
The provider has the right to deduct reasonable amounts from the security deposit for damages, excessive mess, or violations of house rules.
By making a reservation, the customer agrees to the processing of their personal data for the purpose of providing accommodation services. Data is not shared with third parties and is processed in accordance with GDPR.
These terms take effect on the day of publication and may be updated. The current version is always available on the provider’s official website.

✅ Free cancellation – no cancellation fee
📅 15 to 29 days before arrival:
⚠️ Cancellation fee 50 % of the total price
📅 4 to 14 days before arrival:
🔸 Cancellation fee 75 % of the total price
📅 Less than 4 days before arrival or no-show:
❌ Cancellation fee 100 %
We process your personal data primarily to manage reservations and provide accommodation services.
We may also use it for:
communication related to your stay,
guest satisfaction feedback,
sending news and special offers (only with your consent).
